Why We Sometimes Say No: Doddamane’s Project Selection Criteria

Doddamane Constructions - How we build

Key Takeaways

  • A quoted budget below ₹2,300 per sq ft, a timeline that skips curing and approval stages, or an unresolved land title are the specific reasons we decline a project, not a general unwillingness to take on work.
  • Concrete needs a minimum 21-day curing period on every structural pour, and plan approvals take 45 to 90 days. These are not negotiable timelines.
  • Manoj Kashyap, our founder, is personally involved in every project we take on. Saying no protects that commitment for every family we do build for.
  • We take on new projects regularly. Most projects are a fit; the decline is specific, not the default.

We say on every page of this website that there are no small projects at Doddamane. It is one of the reasons families cite when they explain why they chose Doddamane over another builder. A 1,200 sq ft home gets the same attention as a 5,000 sq ft one. That is true. It is not a marketing line.

But it does not mean we say yes to everything. Here is the other half of that philosophy, the part that does not fit on a hero banner.

Why This Matters to You, Not Just Us

If a builder says yes to every plot, every budget, every timeline, ask yourself what they are cutting to make that work. Somewhere, corners give. Materials, supervision, or how many sites one engineer is stretched across.

We built Doddamane differently. Manoj Kashyap, our founder, is a civil engineering graduate from JSS College of Engineering, Mysore, and he is personally involved in every project we take on.

Families increasingly search for a construction company in Mysore started by an engineer rather than a salesperson, and for good reason: that background shapes the no. It only works if we control how many projects we take on at once.

Saying no is not scarcity marketing. It is the only way “founder-led, every project matters” stays true instead of becoming a line we cannot back up.

What Makes Us Say No

A quoted budget below ₹2,300 per sq ft. We have explained in our blog post why this is our structural floor, not a premium markup. If a family’s budget genuinely cannot reach it, we say so, rather than quoting a number we would have to compromise materials or supervision to hit.

A timeline that skips curing and inspection stages. Concrete needs a minimum 21-day curing period on every structural pour. Plan approvals take 45 to 90 days. These are not our timelines to shorten. If a family needs a home faster than physics and regulation allow, we tell them that upfront.

A plot without clear title or unresolved MUDA approval issues. We build. We do not untangle land disputes before we can start. If the paperwork is not in order, we say so, and recommend resolving it with the right professional first.

A project load beyond what Manoj can personally oversee. This is the least comfortable one to say out loud, because it means turning away revenue. But daily site presence and founder involvement are commitments we make in writing to every family. One project too many breaks that promise for everyone, not just the newest client.

What Saying No Protects

Every family that has trusted us did so because of specific, checkable things: milestone-based payments, daily WhatsApp updates, ISI-certified materials named in the contract, a written workmanship warranty. None of that survives if we are stretched across more than we can actually supervise.

Manoj built Doddamane the way an engineer builds anything, with a margin of safety, not against it. Structural integrity does not scale by shortcuts. Neither does trust.

What We Say Yes To

Most projects, honestly. Families who want a straight answer on cost, timeline, and materials, and who are ready to have that conversation before signing anything. Plots across JP Nagar, Srirampura, Kuvempunagar, Vijayanagar, Hebbal, Hootagalli, Bogadi, and other MUDA-approved layouts. Independent houses, duplexes, G+1 and G+2 homes, from 20×30 upward.

If that is your project, we want to hear from you. If it is not, we would rather say so in the first conversation than after your foundation is poured.

Frequently Asked Questions

Does saying no to some clients mean Doddamane is not accepting new projects?

No. We take on new projects regularly. What we decline are specific mismatches: budget below our structural minimum, timelines that skip curing and approval stages, or unclear land titles. Not clients in general.

Is ₹2,300 per sq ft negotiable for a smaller home?

No. This is the minimum required for ISI-certified materials and proper structural engineering, regardless of home size. Square footage does not change the safety standard.

How do I know if my project is a fit for Doddamane?

The clearest way is a direct conversation. Tell us your plot size, budget range, and timeline, and we will give you an honest answer, including whether we are the right fit.
