Design & Budget
Our architects produce full working drawings and 3D visualisation of your home. You receive a transparent, itemised estimate — not a vague per sq ft number — showing exactly where every rupee of your construction budget goes.
Construction
A qualified site engineer is present at your Mysore site every working day. You receive daily WhatsApp updates with site photos and milestone progress every evening. All invoices and drawings are in a shared Google Drive you can access at any time.
Welcome Home
Before we hand over the keys, we do a thorough room-by-room snag walkthrough with you. Any defects are rectified before possession. You receive all project documents, warranty cards, and a written workmanship warranty.

Helpful Guides for Mysore Homeowners
Responsible, complete turnkey residential construction in Mysore costs a minimum of ₹2,300 per sq ft. For a G+1 home on a 30×40 plot with approximately 1,850 sq ft of built-up area, the construction cost is typically ₹43 – ₹47 lakhs. The total project cost including approvals, compound wall, borewell, kitchen, and interiors is typically ₹51 – ₹58 lakhs.
Yes. We work across all standard residential plot sizes in Mysore — from 20×30 and 30×40 to 40×60 and larger. We do not treat smaller plots as lesser projects. Every home, regardless of plot size, is built to the same material standards and receives the same level of supervision and daily communication.
We have active and completed projects across JP Nagar, Srirampura, Kuvempunagar, Bughutghalli, Nagwala, Vijayanagar, and other residential localities in Mysore. If your plot is within Mysore city or its surrounding MUDA-approved layouts, we can build there.
Yes. Our residential construction is fully turnkey — from architectural design and MUDA plan approval through to structural execution, all finishing work, plumbing, electrical, doors, windows, paint, and the final handover walkthrough. You do not coordinate separate vendors. One company, one contract, one point of accountability.
For a single-floor home, construction takes 6–8 months. A G+1 home takes 9–11 months. A G+2 home takes 11–14 months. These timelines begin after MUDA plan approval is secured — which typically takes 45–90 days. We set realistic timelines upfront and maintain them through milestone-based construction management.
We use ISI-certified FE500/550 grade steel from brands including SK Super TMT, Turbo, and Meenakshi. Cement from Ultratech, ACC, or Ramco. CPVC plumbing from Ashirvad or Supreme. Sanitary fittings from Jaquar or equivalent. Electrical wiring and switches from Havells, Anchor, or GM. Paint from Asian Paints or Birla. All brand specifications are included in the written construction agreement.
The minimum responsible construction cost per sq ft in Mysore in 2026 is ₹2,300. Below this level, meaningful compromises must be made in material quality, structural engineering standards, or supervision levels. We do not offer construction below ₹2,300 per sq ft because we are not willing to make those compromises on a home that a family will live in for decades.
